Our Inspection
Our inspection takes on average 3-3.5 hours to complete on sight. In most cases the report will be published the same day by 6pm at the latest. We visually inspect the foundation (basement, crawlspace, or slab), exterior, roof, interiors, built in appliances, heating, AC, electrical, plumbing, attic and ventilation, fireplaces and stoves. Our inspection is thorough and detailed and our reports contain a lot of information to help you make the best decision for you.
A home inspection is a non-biased opinion. We have no interest in the sale of the home and are legally prohibited from performing any repairs for 12 months after we inspect a home. Our job is to provide you with as much information as we can so you can make the best decision for you.
The inspection is not based on code compliance, which would be unrealistic as most homes are not brand new. Instead the inspection is based on function and safety of the major systems of the home. It is a professional opinion based on building best practice and standards.
Who Needs an Inspection
Buyers: A home inspection is your due diligence. The seller provides reasonable accommodation for you to perform your due diligence prior to committing to the sale. During the past few years many buyers were convinced to waive their home inspection rights in order to be submit a more “competitive” offer in a market with limited housing inventory. Lawsuits are already starting to come forth because buyers are now encountering problems that would have been avoided had a reasonable home inspection been performed. Buying a home is the biggest purchase most of us will ever make, don’t skip this vital step.
Sellers: Many sellers neglect to have their home inspected when attempting to sell. It’s true that it’s the buyer’s obligation to obtain an independent inspection, but problems can be prevented with a pre-listing inspection. Many times a buyer will attempt to re-negotiate the home price or seek repairs after the home inspection. Many sellers are genuinely unaware of necessary repairs and are caught off guard. Damage at roofs and crawlspaces are common areas sellers are unaware of. Get ahead of problems before they arise by having your home inspected before listing it.
Home Owners: If you have a home warranty that is about to expire have an 11th month warranty inspection. If items are found that are covered under warranty have them repaired/replaced before its too late!
