Roof

The roof is one of the most important areas of the home. Although home inspectors are not required to, I frequently walk roofs. Where the roof is too steep or wet I have a drone to ensure the roof is properly inspected. A ground inspection is simply inadequate in most cases.

Foundation

Foundation problems can be incredibly expensive.

A thorough inspection of joists, beams, posts, piers, and the foundation itself is essential.

I crawl all crawlspace areas that I physically can when safe to do so. In the event I can’t enter a crawlspace (which is rare) I have a crawl bot that can enter for me. An inspector that disclaims the crawlspace lightly is not serving your needs.

Electrical

Did you know home inspectors are not required to open electric panels in West Virginia or in Kentucky (InterNACHI standards)?

The electrical panel is too important of a safety item to not have it properly inspected. I try to remove all panel covers and inspect the interiors. Do you see the multiple issues in these two panels?

I test all receptacles, lights, GFCI and AFCI devices that I can. I am very knowledgeable about electrical standards and requirements.

Mold

Did you know mold is not legally required to be reported on in a home inspection?

I have specialized training and experience in mold. In the course of my inspection I report on potential mold I may see and offer lab testing as an additional service.

Lab testing proves whether a substance is or is not mold and provides definitive proof that cannot be disputed by biased parties in the real estate transaction.

Although many homes have some degree of mold, mold can be a health and quality of life hazard and you should select an inspector with training and experience in identifying it.

Heating, Cooling, Plumbing, Attic, Ventilation, and Fireplaces are also very important and are included in your home inspection.

My average inspection takes 3-3.5 hours to complete and is very detailed and thorough. I recommend all my clients attend to get the most of their inspection.
